City of North Port Commission adopts updated ULDC

NORTH PORT, FL – After years of work and revisions, the North Port City Commission formally adopted the updated Unified Development Code (ULDC) on Tuesday.

 

This is a significant milestone in the City’s ongoing efforts to streamline and modernize its land use regulations. The updated code was adopted following extensive public input and careful consideration by the City Commission and Planning & Zoning Advisory Board.

 

The updated ULDC, which has been in the works since 2015, represents a comprehensive overhaul of the city’s existing development regulations, reflecting North Port’s vision for the future and ensuring alignment with state and federal laws. The new code is organized into six chapters, each addressing critical aspects of land development, and includes an appendix of definitions to provide clarity and consistency.

 

Key highlights of the updated ULDC include a modernized zoning map, streamlined development processes, clear zoning districts, enhanced sign regulation and a natural resources section.

 

When it comes to updating the zoning maps, cities need a minimum of 18% of their land to contain non-residential uses to balance the tax base. Currently, the City of North Port only has about 8%. Cities need to have diverse use types to help balance their tax burdens, facilitate employment opportunities for residents and provide amenities for residents and visitors.

 

“Adopting the updated Unified Land Development Code is a significant step forward for North Port,” Development Services Director Alaina Ray said. “It provides a clear, organized framework for development that will help us achieve our vision for a responsible and sustainable community.”

 

The updated ULDC is now available on the City’s website. It will undergo an appeal process that ends on Sept. 5. It goes into effect Oct. 28, 2024.
